Description

Clarke Auctioneers Ltd are delighted to bring to market a landmark site on the eastern outskirts of Laragh Village. Site comprises c. 8.03 acres (3.25 Hectares) of zoned land with dual road frontage and a lapsed planning permission granted to Blarney Woollen Mills Ltd in 2003. The land is superbly located at the entrance to Laragh village with an extensive c. 400m of direct road frontage onto two roads (R755 and L1059).

Accommodation

The land is sloping upwards away from the main road and roughly planted with a mix of deciduous and evergreen trees. The site has a lapsed planning permission for construction of a 3,147 retail development granted to Blarney Woollen Mills in 2003. The permission was further extended to 2015 but has since lapsed. The site is situated on the main route into the village and on the route to the Wicklow Way and Lough Dan. The site is situated adjacent to St John`s Church and Laragh Castle on the L1059 roadway. Zoning: Under the current Laragh/Glendalough Settlement & Tourism plan the land is zoned Objective M5 (secondary lands) defined as "to provide for the sustainable development of a mix of uses including residential, employment, community, recreational uses that provide for the needs of the existing settlement and that allows for the future growth of the settlement and to promote this area as a location for gathering of visitors to the area". With Glendalough and Laragh a key tourism destination on the east coast and with recent promotion of "Ireland`s Ancient East" by Bord Failte the further enhancement of the area is expected and required. Planning: Planning permission was granted for a craft/retail store 3174 sq.m in 2003 (reference 03/9792). The proposed development was restricted to use as tourism facilities, tourist retail, craft retail and associated services. The planning permission was extended for a further 5 years in 2010 and lapsed in September 2015.
