1.03ha. (2.55 acres) of Industrial Development Lands Background Tipperary CC acquired this land from the IDA circa 2006 with the aim of promoting employment and enterprise in the town. The council now wishes to sell the land for creating employment. Location The site is of 1.03ha. (2.55 acres) in the centre of Ballylynch Business Park, Pill Road Carrick on Suir. The Business Park is just off the N-24, circa 25km from Waterford and circa 20km from Clonmel. Folio TY8216F. Zoning The site is zoned for General Industrial Development in the Carrick on Suit Town Development Plan 2013. Policy ECON 1 in the Town Plan states that it is the policy of the council to ensure that sufficient lands are zoned to facilitate various types of employment generating industries at appropriate locations having particular regard to small start-up industries ….” . Specific Objective E3 in the Town Plan states … supports co-operation with relevant stakeholders to support and facilitate the economic development of Carrick on Suir”. Bidding Requirements All bids must be accompanied by a detailed project proposal for the site. The project proposal must set out in no more than four A4 pages how the future development of the site will conform to policy ECON 1. Proposals need to take account of the neighbouring developments, residential to the west and business centre to the south, commercial to the north and industrial to the east. In addition to the purchase bid, and as part of any purchasers proposal the following must be submitted, and may form part of the decision making process when deciding on a potential purchaser: The detailed submission must be provided outlining the purchasers plans for the site under the following headings: Proposal for Site Timeframe for completion Proposed Job Creation Benefits to the Local Community Generating employment is a key consideration for the Council hence proposals must clearly outline the expected employment numbers and the benefits your proposal will bring to the area. There is a demand for small commercial and light industrial spaces in the town and surrounding hinterland. Proposals must also provide sketches and photo montages outlining in detail the nature of the activity that will take place on site
