Limerick City is the third largest City in Ireland with a population in the City Centre and Suburbs of approximately 100,000 (2016 Census). The subject land is located on the main outbound R445 Limerick to Ennis Road, circa 4km north of Limerick City Centre and Limerick tunnel which links the City's road network to the National routes around Limerick City including M7, M20, M18, N24 and N21. Coonagh Cross Shopping Centre is on the inbound side of the R445. Planning for the Northern Distributor Road, which will link the main R445 Ennis Road at Coonagh Cross with the R445 Dublin Road, Castletroy, received final approval of amendments at a meeting of the council on Friday 25th May 2017 and is due to start construction in the coming months. We expect the timeframe for completion of this road to be approximately two years. This planned road will be a high quality urban dual carriageway with footpaths and cycleways with a planned access to the densely populated suburb of Corbally. Limerick Institute of Technology have also recently been granted full planning permission for the construction of The LIT Coonagh Campus, on the grounds of the existing Coonagh Cross Shopping Centre, circa 1km from the subject land. The site comprises circa 1.76 hectares (4.35 acres) of predominantly flat land with the tarmacadam and concrete ground of the former Texaco Garage service station forecourt to the front of the site and agricultural land to the rear. The site offers good road frontage of approximately 100m. The site would be suitable for a variety of uses subject to planning permission.
