Description

The Hampton Hotel comprises six interconnecting period buildings with two extensions located at the rear. The hotel, until recently, operated as a Four-Star Hotel with 35 bedrooms ranging from 15 sq.m. to 45 sq.m. in size, depending on classification. The buildings are set back from Morehampton Road and partially shielded by mature trees. The external facade of the buildings was rendered and painted in recent years, giving the hotel a classic Regency feel. The buildings are three storeys over a basement level, and a two-storey extension was added which houses a large function room, bar, and kitchen. The ground floor of the hotel comprises a reception area, a large bar/restaurant, the main kitchen, and back offices. The basement level was converted from a nightclub and now accommodates nine bedrooms. The ground, first, and second floors accommodate twenty-six en suite bedrooms, including four larger suites on the first floor. There is a passenger lift serving all floors, as well as a service lift. The entire building has a gross floor area of 2,748 sq.m. (29,578 sq.ft). The function room is accessed through the reception. There is a satellite kitchen off the function room, which is linked to the main kitchen and keg rooms via a stairwell. The building is predominantly a period-protected structure, originally constructed as a terrace of six residential dwellings. The buildings were constructed with rubble walls finished in decorative cement render. The roof is double hipped and finished with slate tiles, set behind a parapet wall. The windows are traditional sash, and we understand the floors are timber-joisted with timber floorboards and a range of finishes, including carpet, wood floor, and tiling. The function room extensions were constructed in the 1980s and comprise block walls with a flat roof. The hotel was last refurbished in 2007, and a number of the bathrooms have been upgraded since. Externally, there are 16 surface car parking spaces located in front of the hotel, with the option for up to 30 additional spaces in the yard to the rear. The property sits on a site measuring approximately 0.34 hectares (0.83 acres), including an access road that runs along the front of the property, linking Morehampton Road with Morehampton Court. The title extends beyond the road to a linear garden, part of which is currently in use as outdoor seating for the hotel. There is also a lane to the rear serving the yard and the neighbouring properties. The Hampton Hotel enjoys an enviable position on the southern side of the Morehampton Road in leafy Dublin 4. Morehampton Road links Donnybrook to the city centre and the property is located less than 1.5 km from St Stephens Green and everything Dublin City Centre has to offer. John Fleming architects has completed a feasibility Study, one of the options is to extend the existing hotel to create a 121 bedroom four star hotel with restaurant/bar and dining areas. A second scenario proposes the renovation and extension of the existing to construct a 131 apart hotel with gym and residents lounges. There are also two residential scenarios contained within the study and these allow for up to 59 apartments. The feasibility study is available in the data room. The immediate neighbourhood is a mix between high end residential, offices with a host of excellent bars, restaurants and shops. The Hotel is well positioned close to Herbert Park and The Aviva Stadium. The area is considered to be generally under supplied by hotels and is possibly within one of the state’s most prosperous neighbourhoods.
