Description

The property is being sold by on-line auction on the Offr platform. Advance registration & ?25,000 bidding deposit required. Superbly positioned in the village centre & fronting onto both the Main Street, and the Enfield Relief Road the location could not be better. The access is currently onto the Main street and only with the property only minutes walking to the train, bus, shopping & schools, the central location is pivotal. Enfield has seen several recent successful residential developments recently completed or under way, including Royal Oaks (fully completed & occupied), Oakley Park (sold out), and Johnstown Demesne currently for sale. The attractiveness of the village as a commercial centre is best demonstrated by the current lack of available commercial/retail space available on the Main street. Zoning Under the current adopted Meath County Development Plan 2021 - 2027 Local Area Plan for Enfield, the land has an excellent zoning mix as follows; Area zoned B1 Commercial town or village centre, approx. 0.793 hectare / 2 acres Areas zoned A2 Residential phase 2, approx. 2.2 hectares / 5.45 acres Area zoned F1 Open space, approx. 3.522 hectares / 8.7 acres The importance of both Enfield and the location of the subject property is demonstrated by the following extracts from Meath County Development Plan 2021 - 2027. 'Given the strategic location of Enfield proximate to the M4 knowledge corridor, there is significant opportunity for economic and commercial development growth in the town. 'the potential to develop synergies based on proximity to Maynooth University' 'Designation of Strategic Employment site [to the east of the town] to deliver significant employment including FDI', and 'This plan seeks to promote Enfield as a dynamic location which can facilitate diversity in enterprise and employment development and investment opportunities.' Water services Water supply for the town is provided by the Enfield Water Supply Scheme, and the Council is working with Irish Water to endavour to provide the additional capacity required to facilitate the development and growth in the current plan. Enfield is serviced by the Enfield Wastewater Treatment plant at Johnstownbridge, which also serves that village. An upgrade of that plant is currently underway (contractors on-site) and is due for completion in 2024. Interested parties should satisfy themselves in relation to the proximity and availability of all services. Title Full freehold title on the entire, with no encumbrances.
