Description
**DNG 3D VIRTUAL TOUR OF THIS PROPERTY AVAILABLE**
This original labourer's cottage, built in the first decade of the 20th century, has been completely and sympathetically refurbished and extended to create a beautiful and rare home providing the very best of old and new. The original cottage, with the classic layout of a main living room, two bedrooms and an outhouse were fully refurbished in 2000. The refurbishment provided all modern conveniences while maintaining the character of the old cottage including original features such as the fireplace, Belfast sink and pull-chain cistern.
For the later extension in 2007, eco-specialist architects “Solearth” of Dublin were commissioned to create the stunning, split level, two-storey extension to the rear of the cottage. “Solearth” designed a timber frame structure which epitomizes eco-responsible construction, including incorporation of solar panels, while connecting the living spaces to the garden with huge success.
The new living spaces include the open plan downstairs kitchen/dining/lounge area that exits to the patio and garden. The contemporary, sleek, new kitchen boasts a full range of modern appliances. The lounge space includes a wood pellet burning stove which can be used as an alternative to the gas boiler to heat the entire house.
On the first floor, the spacious en suite master bedroom enjoys commanding views to the garden below. One further bedroom completes the first floor. The entire extension is equipped with underfloor heating beneath oak flooring. The addition of the extension also allowed the repurposing of the old kitchen into a multipurpose utility room, a rare luxury in houses of this kind. The link between the old cottage and new living area was carefully designed to create a light-filled space ideal as an office/study with views to the upper garden terrace and features a stunning exposed granite wall of the original cottage. This link space also serves to connect the new elements back into the old cottage where the original, now sun-filled living room boasts matching oak floors, a library and cozy couches by the fireplace.
The completion of the extension in 2008 left the rear garden as a blank slate. The recovered granite blocks from the original cottage were used to create the dry walls that terrace the garden. The garden has now matured into a secluded, Zen space bounded by silver birch, Cornus contraversa variegata and bay trees and bamboo. Among the lower planting that includes lavender, Buxus hedge, hydrangea, sedum, hellebores, Dicksonia fern trees, rosemary, thyme, coriander, you will find roses and gooseberry bushes that survive from the original cottage garden. The garden has been further enhanced by a horseshoe sitting area surrounding a fire pit that also serves as a barbecue for al fresco dining experiences.
St Patrick's Cottages are superbly located between the Grange Road and Ballyboden Road in the heart of Rathfarnham. Minutes' walk from Rathfarnham Village, the property has an excellent range of amenities within walking distance. There is a selection of both primary and schools nearby, and an array of shopping and leisure facilities as well as St. Enda's Park and Marley Park all within easy reach. Transport is well catered for with a number of bus routes providing access to the City Centre, The M50 is just minutes' drive away providing easy access to all routes. Accommodation
