The property was constructed c. 1882 and comprises a two-storey dormer residence. The property has a host of original feature namely the exterior finish with a cat-slide roof descending over the formerly open porch at front corner, which is now tastefully covered in keeping with the style of the property. There is a canted single-storey projection to west, and a projecting bay window to rear. There is a small single-storey extension to east. The former gate-lodge is now in use as much loved private family home. The property comprises a slate roof only recently replaced. c 8 years. There is a glorious tall chimneystack of stepped brick profile to side of main roof, at the junction to ridge of the bay window. A coursed rock-faced rubble limestone walls with skewed perpend joints are over the brick plinth course and the irregular rock-faced red sandstone quoins. Brick banding to gables, raised brick corner strips to upper part of gables, raised brick platband to eaves of canted projecting bay. A central feature of the property is the a canted projection inset with the carved sandstone coat of arms of the former 'Clements Family crest. This is a well-constructed late Victorian gate lodge designed by the prominent architect Thomas Drew for Henry Theophilus Clements, employing a multiplicity of materials including limestone, sandstone, brick and earthenware tiles. The sweeping slope to the main roof supported on a squat column, originally with open porch and bench, and the varied palette of materials combine to produce a composition of picturesque architectural quality. The prominent carved coat of arms displays a high level of craftsmanship. This glorious property rests on approximately 0.81 Acres / 0.33 Hectare level site with Ashfield forest to explore behind the large Chestnut and Copper Beach trees to the rear. It is only 3.5 Kms to Cootehill town and all local amenities available to you. Proof Of Funds

Before we can take and offer on a property, we need to have had sight of proof of funds.
